Inspection of the Commercial Area and Greenhouses
The cooperative’s team is reviewing a potential property for purchase that offers opportunities for a closed-cycle model of production and trade. The tour begins with a shop strategically located on a main road directly next to the entrance of the farm. The facility operates as a fully equipped supermarket. The premises include a checkout counter, shelving, customer baskets, electronic scales, and a climate control system.
The production area covers more than 20 decares of arable land. The farm includes 13 greenhouses that surpass the quality and condition of the facilities seen in previous inspections. One of the greenhouses serves as a storage and workshop area where the necessary machinery and maintenance equipment are kept. Despite the presence of electrical poles in the middle of the property, the infrastructure provides a solid foundation for development.
Water Resources and Security
A key advantage of the site is the presence of its own high-capacity water source. The owner demonstrates a reservoir capable of providing 15 tons of water within 15 minutes. The water resource appears practically unlimited, which is crucial for agricultural operations. At the lower end of the plot there is an uncultivated forest area located in a ravine. This section allows for clearing and improvement, offering excellent conditions for establishing an apiary.
Security at the site is at a high level. The entire farm is equipped with perimeter lighting and surveillance cameras that allow monitoring through a mobile application. The property borders an orchard of fruit trees, further enhancing its agricultural potential.
Acquisition Strategy and Independence
The cooperative’s leadership evaluates the property as a promising investment with high profitability. They are considering the possibility of finalizing a deal within the current month, which would accelerate the original plans for expansion later in the year. The goal is to secure their own base for food production.
The organization’s core philosophy emphasizes real ownership of land and resources. They argue that financial capital loses significance if one does not possess the means of production and depends on external suppliers. Acquiring this property would guarantee independence for the cooperative members and control over the entire process — from cultivation to the sale of produce.
